Thanks to all for advice on grass. We decided with additional feedback to go ahead with Rye for winter/spring cover and will follow behind with hybrid bermuda when it warms up.
We did hit our target to have space levelled and seeded in Oct so now we are just hoping for a little rain to move things along.
